Property Portfolio

China Merchants Commercial REIT has a property portfolio of seven high-quality commercial properties. The total gross rentable area of our portfolio was 292,388 sq. m.

Five properties are located in the Shekou Industrial Zone of Shenzhen, in the Greater Bay Area of China, comprising a Grade-A office tower, three office complexes in a technology park and a suburban shopping mall. All our properties enjoy convenient access to public transportation networks and parking facilities. Shenzhen, as a core city under the development plan of the Greater Bay Area, is strategically located and benefits from a solid industrial foundation. As a part of Qianhai-Shekou free trade pilot zone, Shekou focuses on the development of high-tech industries and emerging service industries and enjoys various governmental preferential policies. The strong growth momentum of the free trade zone brings with it great rental potential to the five properties.

The sixth property consists of various office units and car park spaces in the Onward Science and Trade Centre, located in the Guomao Central Business District of Beijing. Beijing is the political and cultural centre of China with a population of over 21 million and gross domestic product of over RMB4 trillion. The Guomao Central Business District is one of the most prestigious international business districts in China, and is home to many of the world’s leading businesses in the financial, media, information technology, consulting and service industries. It is also the largest office district in Beijing with over 3.4 million sq.m. of Grade-A office space.

The seventh property is Austin Avenue Hotel, located at 2 Austin Avenue, Kowloon, Hong Kong, with a gross rentable area of 2,165 sq. m. Situated in Tsim Sha Tsui, Austin Avenue Hotel is adjacent to a number of tertiary education institutions including The Hong Kong Polytechnic University. The hotel is currently undergoing renovation and will be converted into student accommodation.
